1. Map every regulatory layer
Check national law, regional and municipal rules, planning and building bylaws. Look for permits, registration numbers, night or guest caps, safety requirements, noise rules and tourist charges. Record the date and source for every conclusion.
2. Register before advertising
Establish who may operate, which documents are filed, whether the number attaches to host or unit and where it must be displayed. A registration number may not replace other authorisations or confirm planning compliance.
3. Building, neighbours and insurance
Obtain current bylaws and meeting minutes rather than relying on an agent’s assurance. Disclose the real operation, guest numbers and key handling to the insurer. Set noise rules, emergency contact and complaint handling before the first stay.
4. Operating and tax records
Set up guest reporting, receipts, tourist charges, tax records, secure data retention and recurring licence checks. A platform may share data with authorities, but that does not necessarily remove the host’s responsibility.
5. Prepare a lawful fallback
The model should survive night caps, temporary licence suspension or a switch to long-term letting. Before buying, verify that long-term renting is lawful and financially viable.
