Getting started

How do I get an advertiser account?

First complete Advertiser profile with the details required for your account type. Individuals also confirm that they are authorised to advertise. In Billing, check your package, available listing spaces and wallet where applicable. Create a property under New listing, add photos and submit it for review. Set up your visitor-facing page under Public profile; Overview, Statistics and Buyer requests contain the tools you will use afterwards.

Listings

How do I publish a listing?

Open New listing and complete the steps: location, transaction type, price, description, photos, amenities, and contact details. Save a draft first, then submit it for review; it is published after approval. Submission requires a complete profile and at least one photo. Publishing automatically uses an available package slot, otherwise wallet credit.

What happens after I submit a listing for review?

The listing is checked for completeness and compliance with the rules. Avoid editing it while the review is in progress; its status appears in Overview. It will either be published after approval or returned with clear instructions for changes.

What should I do if a listing is returned for changes?

Open the notice beside the listing in Overview. It explains what must be added or changed. Correct those sections, save and submit the same listing again. You do not need to create a new one.

Which photos, video and captions can I add?

Upload clear, accurate property photos; at least one photo is required. Supported formats and size limits appear beside each upload. You can upload a video file or use YouTube. Before uploading a video file, you can add WebVTT captions and choose their language.

How do drafts and listing preview work?

Save a draft as you work and return to it later. Preview shows the current text, price, details, photos, floor plan and video without saving or publishing anything. Use it to check the final appearance before submission.

How many live listings can I have?

Primarily, your package defines the number of listing slots that can be active at the same time; Billing shows their use. Archiving a listing frees its slot. Without a package or above the slot limit, you can continue publishing with sufficient wallet credit. Such a listing costs CZK 33 or €1.39 per started day, according to the account currency.

What is a listing slot?

A slot is one place in a package for one listing published at a time. The number depends on the package: for example, START has 1, MINI 3, and STANDARD 5. A listing assigned to a slot is covered by the package and does not charge the wallet. Manage slot assignments and usage in Billing.

What does “top” mean?

A listing bump moves the listing higher in results and shows a gold Recommended badge on its card. Run it manually from the trend icon in Overview or enable automatic daily bumping. A manual bump and each started day of automatic bumping cost CZK 29 or €1.19, according to the account currency. Bumps use package credits first, otherwise the wallet; Billing always shows the current price.

Archive or delete — what’s the difference?

Archiving hides the listing from the public site, keeps it in your account and frees its listing space. Deleting is permanent and removes the listing with its related photos and statistics. Use Archive when you only want to take a property off the market.

Profile & trust

What does “Verified advertiser” mean?

It is an optional badge awarded after a review with a precisely described scope. Completing a profile does not create the badge, and the badge is not required to create, submit, or publish a listing after moderation. It does not confirm ownership, authority to sell, absence of debt, or a risk-free transaction.

Which verification document do I need, and what happens to it?

Depending on the account type, upload a valid identity document or a current business-registry extract. It must be legible and match the saved profile. The form explains who may view it, the usual review time, how long it is kept, and how to withdraw the request or ask for earlier deletion.

How do I edit my company profile?

Advertiser profile holds the legal, billing, and contact details used with listings. Public profile controls visitor-facing content: logo, website, description, professional languages, and the company details you choose to show. Set the contact languages for a specific property directly on that listing.

Where does my public profile appear?

Your public profile shows your branding, chosen company information and published listings. Turn it on and edit it under Public profile after completing the required advertiser details. Verification is optional.

Billing

How does billing work?

During the current promotion, DEVELOPER is free and wallet top-ups become available after the promotion ends. You can then use the wallet with a minimum top-up of CZK 300 or €15 and pay the listed rates for running listings, listing bumps, and buyer-request unlocks. A monthly package includes a set number of slots, bumps, and unlocks; usage above the limit comes from the wallet. Billing shows current prices and history.

What should I check if I cannot publish or use a paid feature?

In Billing, check your active package, available listing spaces, remaining benefits and wallet balance where applicable. Also confirm that the advertiser profile is complete and the listing review allows the action. If everything looks correct, send support the listing title and the exact error shown.

Buyer requests

What are unlocked buyer requests?

Buyers can post what they are looking for. Before unlocking, you see a summary only. An unlock uses a package credit; otherwise it costs CZK 29 / €1.19 for rent or CZK 59 / €2.49 for a purchase, according to the account currency. It always starts a secure Vistario conversation and reveals only a name, phone number, or email the buyer voluntarily shared. If no direct details were shared, communication stays in that conversation.

Understanding your statistics

Where do I see statistics?

Open Statistics and choose a period. You can review interest in listings, contact actions, requests, response speed, viewings and cases marked as won. The figures are most useful for comparing your own listings and changes over time. They are not a list of identifiable visitors or a promise of results.

What exactly changes with Today, 7, 30, 90 days and All time?

Today starts at midnight in your time zone. The 7, 30 and 90 day options look back by that many days and compare the result with the previous equal-length period. All time includes all available information. Currently saved always shows the present number of saves and does not change with the period.

What do Views, Contact actions, Currently saved and Conversion mean?

A view is a counted opening of the listing detail; repeat reloads are reduced where possible. Contact actions are clicks on phone or email, not confirmed calls or deals. Currently saved shows how many user lists contain the listing now. Conversion is the share of views that led to a contact action, not the share that became sales.

How is the Buyer journey counted, and why do stages not always decrease?

The Buyer journey shows separate steps: card views, listing opens, saves, shares, requests, replies, viewings and cases marked as won. Message content is not read for this. A person may arrive by direct link, decline analytics, switch device or skip a step, so the figures do not have to decrease in order.

How do response rate and median first response work?

Response rate shows the share of requests from the selected period that received your reply. Median first response is the middle measured time: half of your first replies were faster and half were slower. It is not an average or a promised response time, and message content is not read for the calculation.

What does listing performance show?

For each listing, you see requests, replies, confirmed viewings and cases you marked as won. The won share compares marked wins with requests. If a deal is completed outside Vistario, update its status or it will not appear in the result.

How does the anonymous comparison with other advertisers work?

The comparison appears only when there are enough other advertisers and requests. It shows the typical middle result for the group, names nobody and excludes your account from that group. Treat it as a guide only because it cannot account for every difference in country, price, property type or season.

What does listing-bump performance show?

This view shows requests created for the same listing within 24 hours after a bump and how many were later marked as won. It is only a timing link: price, photos, season or other promotion may also have influenced the result. It is not an exact return-on-investment calculation or proof that the bump caused a request.

How do quality guidance, period comparison and the downloaded report work?

Quality guidance highlights issues such as too few photos, a missing floor plan, a short description or unconfirmed availability. It does not judge legal status, price accuracy or likelihood of sale. Period comparison uses the previous equal-length period. The downloaded file contains the same overview without visitor personal data.

Where does the data come from, how reliable is it, and what may be missing?

Statistics use activity around listings, saved lists, conversations, viewings, marked outcomes and paid-feature usage. They do not show visitor identities or message content. Some figures may be lower because analytics was declined, a request was blocked, a device changed or older information is incomplete. Results also depend on you keeping case statuses up to date. Use them for trends and decisions, not as legal or financial evidence.

Contacting buyers

Do I communicate with buyers only on Vistario?

For ordinary listings, buyers can message you through Vistario; listing phone and email details appear only after sign-in and email verification. For buyer requests, you first see a summary. Unlocking starts a secure conversation and reveals only details the buyer voluntarily shared; without them, communication stays in Vistario. Follow-up can continue outside the platform by agreement.

How do I keep messages and buyer conversations organised?

Use filters in Messages and leads and keep the sales stage up to date for each conversation. Reveal contact details only when needed. For a listing conversation, you can propose a viewing directly in the thread. Mark closed or unsuitable cases accurately so your overview and statistics remain useful.
